How can you pay more than market rent?

We run each property as a professionally managed, furnished home over a long term, which earns more than a single household tenancy. That margin is what lets us pay you above market and still run a business. We only take properties where the numbers work for both sides.

How is the rent paid, and what if the house is empty?

The company is the tenant, so the company pays, monthly, under the lease. Who is living in the house, and whether it is full, is our problem and never changes what you receive.

What counts as minor maintenance?

The everyday wear items: taps, handles, hinges, locks, doors, cupboards, light fittings, a broken window. Structural repairs, air conditioning and heating, underground plumbing, major electrical work and white goods stay with the owner, as they would under any lease. The exact split is written into your lease.

What about insurance?

You keep your building and landlord insurance, as you would with any tenant. We cover our side of the operation. We walk through both on the call so there are no gaps.

Can I sell during the lease?

Yes. The lease transfers with the property, and a long lease to a company with a clean payment record is a selling point for investor buyers. If you already plan to sell by a certain date, tell us and we set the term around it.

What happens at the end of the lease?

You either renew with us or take the property back. It is returned in the condition recorded at the start, fair wear and tear excepted, the same standard as any lease.
